The Vista Verde Community Association (VVCA) was established to foster mutual social and economic interests of property owners and residents in the Vista Verde Community and Pony Tracks Ranch, in San Mateo County, California. A primary concern of VVCA is the safety of its members and the protection and improvement of property and property rights.

The Association is organized in a spirit which encourages the active participation of its entire membership in community affairs. The officers of the Association provide leadership and direction and act in compliance with the mandates given them by membership. Membership in the Association is open to residents and property owners in Vista Verde and Pony Tracks Ranch, and each property or owner is entitled to two voting rights. The VVCA Bylaws define the rules and principles of the Association.

A nominal fee is set by the membership for annual dues. Annual dues are used primarily to fund emergency preparedness, an annual directory and social events. The Association has a minimum of two business meetings each year, in May and November, and special meetings are called when deemed necessary. The VVCA fiscal year starts each August. A new VVCA directory is distributed to residents approximately annually. The minutes of VVCA meetings are here.

Social gatherings include the Spring Fling, usually held in May, and the annual picnic, which in recent years has been held in August or September at Pony Tracks Ranch, a site graciously provided by owner Sandy Littlefield.

The Los Trancos County Water District (LTCWD) serves the communities of Vista Verde, Los Trancos Woods, and Blue Oaks. There is no formal connection between VVCA and LTCWD but the two organizations frequently cooperate on projects. Visit the LTCWD website at
